Week Ending October 18, 2025

  • Median Sales Price (MLS): $531,253
    Up 9.5% year-over-year and 13% from the prior week, showing surprising short-term strength.

  • Zillow Home Value Index (ZHVI): $435,712 (as of Sept 30, 2025)
    Down about 2.8% year-over-year, reflecting a broader trend of softening values across the metro.

  • Closed Sales (MLS): 138
    Up 5.3% year-over-year and 7% vs. last week, proving buyers are still active.

  • Days on Market:
    MLS: 34 days median; Zillow: ~33 days to pending. Both confirm that homes are taking about a month to go under contract — much slower than the quick-sale pace of 2021–22.

  • Active Inventory (MLS): 2,509
    That’s up 35% year-over-year. Zillow echoes this nationally and locally, reporting inventory at a 5-year high with price cuts surging.

Takeaway:
The MLS and Zillow data line up on the big picture — buyers have more options and time. But the week-to-week MLS numbers also remind us that demand is still strong enough to support rising prices, especially for well-prepared listings. This is a market in transition: inventory is high, but quality homes are still commanding premium prices.
