Local Market Impressions
*data below is for Raleigh+Cary together
- Inventory Keeps Climbing: Active listings jumped 43.6% YoY to 2,364 homes, continuing a steady upward trend that’s giving buyers more leverage and selection.
- Closed Sales Up: Sales volume rose 9.9% from the same week last year and 4.7% from last week—showing buyers are still pulling the trigger despite more choices.
- Price Spike: Median sales price hit $547,500, a 6.3% YoY increase and a massive 15.3% jump in just one week—driven by demand in higher price points.
- Sellers Still Have Power—For Now: Even with more inventory, strong pricing and solid buyer activity suggest the market hasn’t tipped toward buyers just yet.

Client Recos Are the Best Recos: Aunt Betty’s
One of my favorite parts of this job is how often past clients turn into great friends — and great guides to hidden gems around Raleigh. Case in point: Aunt Betty’s, a tucked-away gin and absinthe speakeasy inside Morgan Street Food Hall.
A friend and former buyer (and seller) recently insisted we check it out, and bless him for it. From timeless cocktails like a perfectly stirred Negroni to playful one-offs like the “IDK, Man, Just Make Me A Weird Daiquiri,” the bar’s got that rare combo of skilled bartenders, a creative menu, and a vibe that feels effortlessly cool.
Whether you're a cocktail traditionalist or someone who enjoys a little adventure in their glass, Aunt Betty’s delivers. It’s a place you could go on a casual Tuesday or to kick off a celebratory Friday — and either way, you’re going to leave thinking, “Yep, we’re coming back.”
Highly recommend checking it out next time you're near Morgan Street — and huge thanks to my client-turned-friend for the tip. You know who you are.

Hippo Wine Bar is one of downtown Raleigh’s best-kept secrets.
Thoughtfully curated, ethically produced wines — served by a team that actually loves helping you find something new (or guiding you back to an old favorite). Whether you’re there for a glass, a bottle to-go, or one of their low-key classes, Hippo makes wine feel approachable and fun.
Highly recommend for your next date night, solo sip, or casual hang with friends.
