  • Sales Volume Rising Despite Price Dip: Closed sales jumped 36.5% YoY and 18.3% week-over-week, reaching 213 transactions—a clear sign of strong buyer activity, even in the face of higher inventory and pricing fluctuations.

  • Median Price Volatile but Up YoY: The current median sales price is $515,000, up 4.5% YoY but down 6.7% from last week’s $552,000. This suggests high price variability, possibly due to shifts in the mix of homes sold rather than underlying value decline.

  • Market Balancing, Not Crashing: The combo of rising inventory and sustained sales volume points to a rebalancing market. Buyers have more choices, and while sellers are adjusting expectations, homes are still moving—just not always at peak pricing.

Booze and Schmooze: Dining and Lifestyle News

Cornerstone Tavern—a fixture on Glenwood South for the past 13 years—will pour its last round this weekend as the property prepares for a major redevelopment and a new concept under the same ownership. The longtime neighborhood bar thanked regulars and staff for years of memories as it shutters to make way for the next chapter in Glenwood South’s evolution

Rumors swirled this week that the beloved Stanbury Restaurant would expand into the former Escazu Chocolates space at 936 N. Blount St. (Escazu recently relocated to Gateway Plaza). But according to Raleigh Magazine, that’s not quite the case. While Stanbury isn’t expanding, the team is launching an entirely new concept in the space—new name, new menu—led by Stanbury chef Drew Maykuth.⁠ And honestly, that might be even more exciting. Look for an opening sometime next year. In the meantime, give Stanbury a follow.
